Hello everyone,I recently relocated to Eastern Pennsylvania, just outside of Philadelphia, and am excited to start looking for my first long-term rental property in the area.

My wife started her master's program, and we can no longer attend because it is midterm week.

Single family homes are great assets but starting out I'd try buying a 2-4 plex  so you get a feel of what real estate investing is all about.

We want to get into MF (2-3units to start) doing BRRR... and rent out for Mid term rentals.We see a house that meets our buy box, and our investment goals are;- $300 gross profit cash flow per month- 30% equity + with forced appreciation after rehab- Refi (if rates come lower!)

All I knew to do was to call the pool company (who the PM introduced me to) to see if it was them. 

I’m concerned that $60K ($50K after penalties) won’t get me far in starting a short term rental though… I’m also hesitant to do a cash out refinance on my home loan because we have a great interest rate at 2.625%.

Despite this, substantial changes are imminent and will start rolling out this year.The initial change will be the mandatory registration of all short-term rentals, accompanied by a registration fee.
