The letter may be a scam, but you should have your attorney look at it for you in order to be sure.

If it's one page, it sounds more like a letter of intent than an offer... like https://www.biggerpockets.com/forms/intenttopurchase.pdf ?

Postcards are cheaper to mail than yellow letters, but potentially have a different response rate.  

What works best can vary dramatically just based on the wording or timing of your letter, placement of signs, color of door hanger, etc. 

I know my limits and that's a job I prefer to delegate.By the way, all these people that I can call to get a quote for my rental fix-it work or getting an approval letter - I will call just to see how they are because it's not always about calling to get something for me.What is your most challenging part of building your team or for those that have solid people in place, what was your most challenging?
