Your PM figure is low unless you have someone in the 5-6% range like you are showing. not a ton of cashflow, but not bad if you are gona live there.

It doesn't have to work perfectly numbers wise if it's a place you really want to live in, but you also shouldn't buy a bad deal just to get into a great area.

True, I'd avoided bad consumer debt, worked on my 401K, and did some saving, but I never started building a snowball toward wealth and freedom from a cubicle.
