There is constant chatter about the shortage of water and I know some people who've left Vegas for this fear alone.

Investing as an LP is a skill, and now that you have learned how to do it, my suggestion would be to stick with it.

This has caused at least 3 major problems: 1) the market is now oversaturated with Airbnbs, 2) rental rates have come down bc of so much competition, 3) there's a dire shortage of workers available to service the huge increase in the # of Airbnbs.Wait times are often a month or longer for service providers.

There's a need/shortage. 

You can make some great money and learn some skills too. 

As others have mentioned, having a skilled and trusted team in place is critical in making this work, and I would be happy to provide recommendations for each operating component for the Fort Myers area.

Your skills are going to help you tremendously in RE (and it's only a matter of time and experience before you get your contractor's license, I'll bet!))
