So far so good....The LTV values are pretty good (I'm no expert in the matter but from basic numbers point of view I'm good with it) in addition you have first lien position.  

Even some local experts have scam mentor programs.

That doesn't mean the buyer doesn't have their own buying criteria but some just want to control everything.I tend to find my best clients are the ones that know I am an expert at what I do. 

I only state usually, because I am not a legal expert. some states even allow tenant to sue for triple damages. this all applies even if tenant damages exceed the total deposit. the bad news is you likely will owe the tenant their whole deposit, because you failed to send a statement in 30 days. the good news is you learned your lesson and will not continue land lording without looking up your local landlord tenant laws right?

I am not an expert on real estate, but I am an expert on people.The kind of person who looks up all your other properties to note the condition of the yards, in order to bolster their case for you to be responsible for sodding their yard, is NOT going to be retrained.

I'm certainly not an expert in any of those markets, but from what I hear Dallas and Nashville are both pretty hot and very competetive.

Hi Experts,Need your assistance, I have a very good tenant (senior couple), the guy went through some medical condition and he called me to check if I can loan half of security deposit to him just to cover expenses this upcoming month ( Jan'19), he said the rent is on auto-payment and I'll get complete rent but he wanted to see if I can give him half of security deposit to cover his expenses, I never dealt with this before and wanted to see the best way I can help my tenant here.
