The seller can deliver a Notice to Perform if the date has passed and then cancel two days after if the buyer doesn’t cure the default.

I assume, like any other typical contract, it calls for you deliver clear title...which would include no encroachments or other legal issues.

I also had consistent issues with out of state lenders, to include: refusing to fund the loan on the closing date, not delivering documents in advance, not allowing rents / security deposits to be prorated on the closing documents, and sticking in additional fees / rate hikes just prior to closing. 

I decided being on time, under promising and over delivering, simply doing what I said I was going to do, being honest, being clean, courteous and professional, were going to be the foundations I was going to build on.

If you plan to finance using an owner occupied loan, the lender will require at least one of the units to be delivered vacant.

If you're wanting to do a lot of reading or listening to podcasts, consider a low-level job like night watchman or delivering for Pizza Hut or DoorDash.I'd take a steady, guaranteed paycheck over wholesaling and not knowing if my effort will produce a paycheck.
