Collecting Commercial Tenant Payments

Is there a software or system anyone recommends for collecting payment from CA commercial tenants? I want to collect them automatically. At the moment, I'm chasing people to get paid. I want to simplify the process and hopefully charge people's credit cards if they're not paying on time.
