You said he is a big player in your area with lots of work and multiple crews, sounds pretty reputable to me.

Also, from all accounts there are the bigger players using venture capital and that eliminates the smaller person, especially if they fall just outside of the sophisticated investor requirements.

I already have a small list of big players in my city but I'm having problems thinking of a good way to pitch them the deal eloquently.Many of the investors I know of in my area invest very traditionally and I don't know if they'll be familiar or comfortable with the idea of wholesaling. 

No need to call more than one company for flood insurance, unless other players have actually entered the market. 

The academic literature I've read said says that, of all the players in the real estate ecosphere, builders are the most rate sensitive.

Most of the players in Manhattan are hedge funds, so its not even individual millionaires or billionaires investing their money but a collective group.

I did recently visit Memphis and met with many players out there who helped me learn more and identify areas where there are potentials for a retail option out of the investment. 

Then once you get really large, Buidlium, Appfolio, Yardi are some of the big players.

I only highlight them because these things have helped me to not only be a team player but to grind and go get it!

The big local players seem to be selling off their properties.
