Just my opinion here, but you are trying ot get a tenant, but you are asking the tenant to pay the fee.The agent is working for you and providing a service to you, you should be paying the fee to get the place rented.Most places do not charge a tenant a placement fee (Application fee yes, not a placement fee) so they may wonder what else you are going to be charging them that is not customary.
