Just my opinion here, but you are trying ot get a tenant, but you are asking the tenant to pay the fee.The agent is working for you and providing a service to you, you should be paying the fee to get the place rented.Most places do not charge a tenant a placement fee (Application fee yes, not a placement fee) so they may wonder what else you are going to be charging them that is not customary.  

So when finding deals on the MLS, my goal is to get it under contract for an investor and once the investor finishes the rehab I'll be able to list it, correct? 

I know I've seen typed letters, just wondering what else is working for others.

I am friendly with both the stroke survivor and investor and after hearing the circumstances was wondering  (hoping) he might have some kind of coverage.  

I wonder if another way around it is if you bought houses under a business name but with a personal guarantee?

Just wondering if my experience is an outlier or if others have experienced the same?

In the meantime, I have not finished either project because of Military duty in Korea has not allowed me to return as I intended to get the mx completed.

I was wondering if some people could give me a few tips on how to start this process.
