Starting off in Nashville

Hey Y'all,

I recently relocted to the Nashville area. I am a licesnsed affiliate broker here in town already, but I am looking to get my feet wet in purchasing my first flip or rental project. I was wondering if some people could give me a few tips on how to start this process. I already know the market fairly well and I have funds to get going but where do I start? Any and all information pertinent to this process would be greatly appreciated. Any reccomendations on reliable companies would also be greatly helpful.
