The house has been on the market for roughly 3 weeks now.

Just launched in November have 10 members, meet bi-weekly via a Virtual Call (Zoom), shared FB group and shared google drive docs where we keep each other accountable and provide constructive criticism.

The trial is in 5 days, then it will take a week etc for the bailiff to give us the property back officially. 

@Christopher Phillips, just had a conversation about our topic from this week. 

The last few mailings I have done through yellowletters.com didn’t hit doors until 3 weeks after the company sent an email letting me know they were sent.

The expected time from closing on the purchase to closing on the sale is six months, perhaps 12 months in extenuating circumstances. 

Hey William,   after checking out your report,  if the property is in our area,  the monthly taxes is low or the assessment maybe low and will go up after you purchase,   and I didn't see a line item for insurance either,   you may have trouble getting a 30 year loan on a multifamily,  I'm sure its possible, we are closing on one this week,  20 year @ 5.25%.   

Normally we would just wait until after closing on the third property to apply for a business credit card but we are about to undertake about $10,000 in renovation expenses on one of the properties in the next two weeks and I would like to use a credit card to pay for our materials and also our contractor (if possible). 

One that is a week away from being listed, one we just started demo ooh this week and two others that’s waiting.

He said he's seen cases where the line gets blocked again within a few weeks.
