You can pick up more and more $700 a month rent units faster than more expensive units.As others have said, it totally depends on goals.

I'd recommend picking up J Scott's book on flipping houses.

My question is, should I market to everyone even though I can't afford to do them alone and hopefully be able to find a partner once I get a deal under contract OR pick out the properties I can afford and only market to them?? 

However, after reading and listening to more on BP, I'm very interested in the BRRR route with the next house I pick up. 

If you have more time you can bargain hunt, pick up free stuff from Craigslist, spend more weekends scouring second hand stores etc.

I'm a big fan of not stepping over a $1 to pick up 50 cents... but that's just me. 

Before you pick an area I suggest you focus on your RE investment knowledge. 

I did the self-paced online course which entailed picking up the class books (or you can download & print, but they are quite large), self-study and completing the class exams online. 

I doubt those investors will do the same thing this year, so there might actually be some bargains to be picked up.
