This could be PHASE II of existing RV park, Lazy days resort, which has a small marina and river access.

whats the cost of a portable unit,, to keep on hand for emergencies, Hotel at last resort, as long as your communicating with tenant then ask them maybe they have family or friends to stay with,, the receipt for hotel is deductible,, the concession on rent isn't. 

An insurance client of mine has a couple high end properties he was flipping that are now occupied by pro ball players with families in town for the season.
