But you have to have multiple sources for good deals and you need an experienced guide to help you navigate the area and make some introductions for you so you can build your team on the funding side.

I have done some research in 203K loans, not sure if that's something you typically see, but I think I'd be running into a similar issue after it's all said and done unless it's something distressed in a very desirable location.It seems its a tough time to get in without having a large down payment right now, not saying that's going to stop me though, just something to navigate and make a calculated decision on!

Regardless, when you work with an experienced broker, you are working with someone that already knows how to navigate the banks underwriting process.

Don't be afraid to ask for this stuff, it's normal due diligence and a landlord that has nothing to hide should have no problem forwarding this along.How you navigate the conversations from there will vary from landlord to landlord.
