@Jamie Moore If your properties are encumbered buy a large mortgage and you have insurance (the right type) and maybe even an umbrella policy you should be pretty safe.I am getting ready to have a Revocable trust created to own a master LLC, this master LLC will own a bunch of LLC's that own individual properties.I have a bunch of LT rentals that have no mortgages that I need to protect.

Use the BP calculators build up the income so you and your daughter can live off of it and hopefully as you scale you will progessively have enough cash to purchase a rental a year.It isn't as sexy but for me and my family safe is sexy.

I was mainly thinking having a higher income would be more beneficial in securing loans and scaling faster, and there could be a possibility that the market would cool off by then.

The property has so many water issues as you describe it, that you also could open up walls to try and solve a small issue and find a large one behind the walls.

I have one other BRRR that I am floating and between the two I am tapped out.I also have a family member that can lend me hard money until the house sells, which would free up a large portion of my HELOC and allow me to take on another project.I am just looking for some thoughts as I decide, in the worst case scenario that it does not sell in the Fall, what to do with the property.Thanks so much - you guys are awesome!

We used private money to purchase and rehab took 9 months, got it up and running in spring of 2017 and so far it's been good.It's a large 2 bedroom flat 2ndFL with two 1 bedrooms on the first floor.

But make sure it's close enough to campus because there's been a LOT of new construction of large apartments right next to campus last semester and this semester.... which is drawing the demand inward.

There are a few large buildings on the market owned by the same owner that are fully priced with no movement to little movement on sale price.When refinancing, the banks/appraisers usually undercut your value to be conservative.
