Is anyone active in Tallahassee ?

I would like to learn more about the Tallahassee market, particularly four-plexes. Also, if anyone knows about the student housing situation there, I’d appreciate any help.

    Yes, active! 

    4-plexes are going to be real tough right now unless willing to pay top price on everything. 

    Would recommend single family for the time being. But make sure it's close enough to campus because there's been a LOT of new construction of large apartments right next to campus last semester and this semester.... which is drawing the demand inward. 

    Tallahassee is good for student housing though because there's a lot of cheap junker houses very close to campus that can try to max out the rent on... and it's going to be like this for the next 20 years.
