I have my online payers initiate their payment on the 27th of the month to make sure it clears into our account before the end of their grace period on the 3rd.We've also instructed some of our tenants on how to deposit directly into a "Rent" bank account we have so those that don't want to pay online can go directly to the bank to deposit.Hope this helps!

Turbotax and also IRS form 8824 are not very clear on how to handle multiple exchanges and the IRS instructions on P. 544 are also not easy to implement into Turbotax. 

So many of these guys try to rip you off with the hidden fees and outrageous rates and terms.

I say just write up a contract between you both and submit it to title with specific instructions on disbursing the funds you are to receive from closing. 

The trigger might be hidden in the commercial RETAIL real-estate (Amazon effect, remember the $190M mall in Pen state that sold for $100), or the student loan debt crisis or retiring baby boomers... 

I do try to instruct return guests to book direct to avoid this fees and it can enhance my rates if I only partially offset the guest booking fee.
