I have view places to purchase and found bongs in my walkthrough (most people might not look under the kitchen sink, but when buying a house it is a common place to look), I have had tenants complain of noise from other tenants and mention other tenants smoking pot.

You need to grind...step 1 is refinancing it but keep the same $900 payment (I would double up on the amount to pay down each month), don't refi to a $650 payment and think, oh nice, I only have to pay $650.

Why not just grind your way up by purchasing 1-4 unit deals, and once you have a proven track record of success, moving on to progressively bigger and bigger deals?
