What college students want in housing (whether an apartment or a house, in no particular order):-Proximity to campus-Parking - the more parking, the better-The neighbor situation - during college my buddy rented a house located next to a 9-5 business = no noise complaints when he had parties = awesome rental-Is there a yard for entertaining?

Myself I'd entertain the option to let them pay however they want, but would make a judgement call based on how they've been.  

Yeah, I'd tell the buyer that the tenant in the studio is a lying PITA and enjoy the entertaining conversation LOL.  

The tenant might also entertain legal action of her own for moving expenses and other costs if I push her in a direction not to her liking.

I'm thinking that it would depend on how serious the complaint is (peeping tom etc..) but if it's nothing that serious I wouldn't entertain it.

I do find the hubris entertaining.  

I generally move into their head and drive them crazy to entertain myself.
