If the OP helps this person find a home and assist with getting her out of that unit BEFORE raising rents to market that would be some fine optics and go a long way to showing how much of an upstanding landlord you are. 

So in that sense, the OP is where he wants to be to consider a sale...Capital Gains rates rather than Earned Income.Of course, he could do a 1031 Exchange and defer those capital gains taxes, depreciation recapture, etc....

Someone who is local and manages the properties themseves might find some way to make this asset class work but the OP is not even in the U.S.
