We got a pretty good deal for the area, but it's now worth the high $200's to almost $300k so i'm seriously considering selling it to take the capital and invest deeper into a better rental property city (see last post to Ali) ...

If you're thinking of investing remotely anyway, then also consider the Atlantic provinces, and dig deeper into which places have the most potential business & population growth. 

I would delve very deeply into the city str council and find out whether they’re pro short term or against it so you can have a better idea of the type of ordinance they’ll be coming out with.Airdna is a great program to use, but it’s highly recommended to gather as much data from it from all price ranges so you can come up with accurate numbers, any data that is anecdotally used will be innaccurate.

Brad, The depth of the exterior doors & window frames will be two inches deeper with 2x6 construction, compared to a standard 2x4 home.

This warrants going into the analysis deeper.
