Hello Community of Bigger pockets!

I am in the process of making an offer on a single family property. The numbers are as follows

Listing price-70,000

ARV- 95,000-105,000

3 Bed , 2 Bath 1400sq ft

Repairs -10,000-15,000

Rents-1000

Would like the house to become a rental property

You will need more numbers such as financing, monthly repairs, property management, insurance, taxes, etc. before you can fully analyze it.
