We have gotten our finances in line and currently are looking more in detail to purchase our first real estate property.

I found a house in coddo mills that is around 300K and I need to pay $300 every month from my pocket after renting out that house due to current high interest rates (25% down payment).

You will be able to convert your current debt to a 30 year perm debt loan and cashflow on a long-term basis.

I’m currently reading Brandon’s book on creative financing and am interested in exploring the possibility of obtaining a home equity loan.

I have a current tenant who would like to buy a rental house he's leasing. 

But intention was to hang it and use it when I buy my next home and potentially sell my current one.

I already gave notice to current LL, coming up in 2 weeks, I'm looking for another place now but what if I can't find within this timeframe?
