@Wayne Brooks I think Assumable went the way of the dodo bird years ago.. at least I have not seen one in for ever.I acutally did one in Napa CA when I moved there from Palo Alto.. but it was like pulling teeth.. but were else was I going to get into a Napa valley home for 5k down LOL.. best move I ever made

If I could do it again, I'd probably have gotten my license back in college and sharpened my teeth on regular retail single family homes or even leasing with KW (generally considered the easiest and lowest stakes real estate sales), and then gone to my current brokerage after graduating.
