Many investors build a nice portfolio of income properties and then draw off the rental income for distributions to themselves.Comparing income derived from IRA distributions to income derived from real estate investments made personally does not apply.  

Another trick I've tried is using applying tape to the area of skin, in hopes it collects the slivers like a lint brush.

The rules of thumb are there for a reason, but in some markets they  may not apply.

Incidentally, bullet point #3 above means you should consider not applying OP advice equally to all mortgages across all properties.

You might get away with it once, but it'll jam you up the next time you apply for a mortgage even if that time you genuinely intend to do the right thing.
