I am new at investing and have stayed in many Air BnB.

Reason being, my wife is looking at attending UNC Charlotte and the Air National Guard unit I will belong to is over in New London/Albemarle.

Some of the stuff I’ve learned involved staging the house, such as proper lighting, opening blinds, making the most of various amenities the house has which in my case was having the gas fireplace lit, the backyard waterfall running, positioning furniture to make the rooms appear more spacious, occasional spritz of air fresheners, and in the winter time a nice apple pie candle lit in the kitchen.

Depending where you are staying I have a friend who runs an Air BNB in SLC area that does stuff on the side and might be willing to rent you space.Let me know if you’re interested and I can talk to him and put you two in touch.

I usually prefer to invest in insulation and air sealing to justify electric.

In this market, rent rates and appreciation typically outpace short term downward pressure.

@Jim Cichello, you will be kissing a lot of frogs to find your 'prince'--the broker that folds under negotiating pressure from you won't hold up too well with other brokers.So just go to a 'flat-fee' brokerage, get it listed, and do it basically yourself. 

Now whenever I need some direction or have a big decision to make the pressure is off because I probably already have the answer.
