The reason is they simply understand more from owning little houses to now grouping all those tenants into one large property.That is easier for them to transition then trying to figure out hotels, self-storage, etc. for their first buy into commercial.Yes Joel, I agree the natural progression is from SFD to multifam residential.Without specific training in other business properties and a sound business background, things such as strip centers, hotels or even gas stations requires more the RE knowledge to be successful.

I would have the contractor give you an acceptable proposal, execute a contract that includes progress payments (draw schedules) and performance timelines.
