What I know about this house is that there should be no mortgage (messaged realtor to verify), last sold for $60k in 2004.Rent in my area; $1,200 is usually pushing it but doable.https://www.realtor.com/realestateandhomes-detail/200-Walnut...At the end of the day, I love the idea of seller financing but I have many more questions when it comes to different types of properties that might be mortgaged and how does one pay the monthly payments on top of paying the equity to the seller at the same time.

Payments are to be handled by outside/3rd party escrow (mortgage, taxes, insurance, etc), vendor to be determined prior to close of this escrow.

Cause as I see it -in sub2 you don't have to put money in the deal + the rate for the mortgage is lower most of the time, but the work for find the deal and get the deal done is hard.with brrrr it's easier to find the deals, I mean you can also find it on MLS but you have to put money of front and get it back when you refi...so I'm little bit confusedthanks

The buyer can't successfully refi then and is stuck with a potential liability they've overpaid for.Moreover, the other risk is that if the seller still has a mortgage and the buyer is making payments directly to the seller, the seller could collect the buyer's payments and stop making payments to their lender (pocketing money) until their lender forecloses.

If not, they are plenty of free ones out there that can.As far as tools recommendations, I agree with Jonathan, HubSpot is a great free CRM that allows you to make custom tags/lists and can have contact forms embedded in webpages, popups, sidebars, or stand alone form links to easily share in email newsletters/online forums.
