However, I started ramping up towards the end of 2015 by finally reading ‘Rich Dad, Poor Dad’ (found at another thrift store), buying J Scott's books on flipping houses and Brandon Turner’s books on rental property investing, listening to the BP podcasts (I’m on episode 108 as of now), and engaging more on the BP forums.This is my typical day now as a Newbie RE Investor: When I wake up I open the BiggerPockets app on my phone and I read and engage in the forum posts.

That small water leak can end up breaking your foundation, damaging your neighbor's property, or just causing a black mold problem from hell.2)  You sound scared.

We purchased the house for $70k and put in $80k on foundation, framing, moving the kitchen, adding HVAC, rewiring the knob and tube, redoing the hardwood floors, and exterior.

If you go into a flip with only a $10k margin, what happens if you get in and find a serious under foundation leak and mold issues you knew nothing about?
