And if they blink and allow this to happen, should anything happen to risk the loan being in default they can have recourse against the original note signer.A wink and a nod does not preclude the ending of your personal responsibility.You need to officially get the loan changed into the name of the LLC so that you have paperwork which "releases" you from personal responsibility.

There can be emergency assessments, and you have little choice but to pay.You also need to inspect the entire building and grounds, because that all needs maintained, ALL of the hoa paperwork: Articles of incorporation, ccrs, bylaws, rules and regulations.

If you have paperwork signed by the hometender as well as a POA, then you are not violating either of the rent skimming clauses.Most of the time rent skimming refers to a landlord who is collecting rents and not paying the mortgage.

I guess in reality I can do whatever but then it just becomes a hassle with the paper work so I figure lets not be too greedy and just make reasonable sizes for everyone and so I can make a great profit :)

I haven't found anyone willing to go over 4 notes. keep in mind, I was just told by a commercial broker that he 95% sure that had a client that would do a wrap into a commercial loan, only after spending countless hours gather paperwork, for him to come back and say he couldn't find anyone to do it.
