You need to have a reserve for ongoing maintenance of your properties.

WIth your on going claim, check with the agent to see if that will be an issue on rewriting to a the Dwelling/Fire policy.

Then you have to subtract for the ongoing maintenance and repairs needed. 

They will take care of this for you on an ongoing basis for a relatively small fee.

If the odor is not properly mitigated that will cause ongoing problems.I would recommend you find a fire restoration company/contractor to walk the property with you and give you a good understanding as to what needs to be done.
