Opportunity Zones investing advice

I have a decent capital gain I am looking to hedge the taxes on by investing in an opportunity zone. Does anyone have experience or thoughts? I am looking at storage facilities or multi-family but I am not very familiar with storage and how to evaluate a good deal?

Do most review CAP rate and NOI similar to single or multi-family?

    There are many requirements to complete before you can get the benefits of a qualified opportunity zone. One of the requirements is rehabing the property extensively. I am not sure there would warrant extensive rehabbing to a storage facility(I may be wrong depending on the condition of course).

    Also, just a reminder that a qualified opportunity zone must be a partnership or S-corp when you set it up.
