That might mean paying that extra 20% you mentioned, but that too could be negotiated if you build the relationship with your property manager and they see you as a longer-term investor with more business to come.

If you do not have the funds to close on the 10 offers you get accepted you are negotiating in bad faith.You can ultimately do what you want, just something to think about.

First and foremost this was a purely hypothetical analysis, with that in mind:- I've not tried to get any actual loan through any lender, I more or less took a stab at what it would be like to invest at a negotiated lower price so I could understand the impact of margin and what it looks like in the calculator.
