I know of a developer in my area that just (in the middle of) purchased a large track of land to develop.

They're probably just clams with aspirations of becoming starfish one day.But if you're finding a large quantity of sellers who happen to be turned off by your investor status, maybe the problem is you're looking in the wrong markets.

You would need to find a broker that is already running a property management company and you would have to license under them.The exception is if you do in house rentals at a large apartment complex.
