My fear, and maybe this is where more expertise can weigh in, is that if I close on the home say late August and tell the current tenants to leave that by the time the 60 days is up it puts us in late October early November.

They will be able to tell you about any blind spots you have in that market or things that are different from your local market vs the are you are investing in.  I

Before I could move in, I ended up leaving that company and moving back to my earlier employer with in six months.  

Aside from the home I live in, I own one rental property with roughly 300k in equity in it and another that was just refinanced, not included this one I am mentioning here.

I would give them 60 days to vacate and then I would move in. I

So going in I got great deals, made the improvements, and then moved into another home to do the same thing.
