I think if you were as good of a tenant as you say, if you can get your landlord to write a letter attesting to that fact, it can't hurt and can only help with future potential landlords.

The only logic of the Heloc I was thinking was that I'd still have access to it as it was paid down for future improvements or usage towards another property.

I believe it's based on trailing indicators, as they look at the change in value over the past year (as far as I can tell) instead of projections into the future.

What Im eluding to, be sure you have an equitable escape should rates, time, etc. turn against you in the future.
