If the renovation is extensive, you could run into some unexpected repairs like a broken sewer line, or mold that is found when the cabinets are ripped out.

You can do it yourself many do check the costs as in any purchase so you know how it's going to impact your bottom line. and if you chose an outside service make sure of any automatic extensions and notice required to end service with them and clauses that if you accept their renter and end service with them that your forced to also give tenant notice, which has been disclosed in prior post on BP.

For instance putting the words "realty" or "brokerage" in a company name is illegal in most states if it is not a real estate brokerage.If the company is just a holding company for your rentals, Id also suggest staring clear of using your own name.

(You basically told your lender you were planning to change jobs shortly after closing...something they obviously don't like to hear).The first thing you probably need to do is negotiate an extension to your contract in order to (hopefully) avoid losing your deposit.

I will just add that one can partner with his plan in some instances, but because it does involve risk, will limit your flexibility with the investment, and can be prohibited depending on the circumstances of the partnering, it is generally not recommended.
