For a first timer, like myself, my plan is to use that condensed 25 category spreadsheet you created to help me learn the process and then, like you said, eventually tailor it to my own.

I'm putting a new roof on a home that I'm planning on living in for 3-5 years, then holding on to it as a rental property and/or eventually selling it. 

Worse case, you hold onto it, the market eventually starts going down, and you are left with no equity, and a $150 a month liability.

I’m not sure just yet in which direction of real estate investing I would like to go eventually , but I don’t think that will happen naturally.If you have any input/critique/advice of any kind, I would love to hear what you have to say.Thanks in advance

The complex was originally a heavy value add project and it seems like they've done a lot of work on it (and it's evident), but it strikes me as strange that they wouldn't be documenting the work for an eventual sale.

I eventually want to move into out of state investing but will start first in NJ where I know the area.  

One buyer eventually bought the property and we agreed on terms that were ultimately reneged on by the buyer.

I don't know if they have revived the judgments but its a law firm so I would guess they did. 2005 First Mortgage taken out (that will eventually default).

Eventually I will replace the windows and do other things but its a working progress.
