You do need to send a few City of Oakland disclosures to your tenants, you should read the property owner packet and provide disclosures as necessary.

If you want to hide your fee, you need to double close but know that in disclosure states, the transaction could be looked up after and they will know what your fee was eventually.The only reason I know that a wholesaler would want to hide a fee is if they feel their fee is higher than it should be, but ultimately, if you passed along a true deal and the buyer liked the price, no need to hide it.

Your going to need a good 1031 agent and a good Realtor who knows what they are doing in both selling/listing but with this 1031 structuring because certain disclosures need to be done and certain amendments/addendum that will make it a smooth path for sale.
