Selling to tenant - do I need a realtor?

Hello! I am not an experienced real estate investor, and would like forum's advice if a realtor is needed when selling to tenant in Philadelphia. Tenant and I already agreed on a price. Tenant is pre-approved and is OK working directly with an attorney. Can I bypass hiring a realtor and work directly with RE attorney / title company? Since I am out of state I was thinking a flat fee realtor would be OK to coordinate the transaction, but I cringe paying 4-6% commission when there isn't even a need to list on MLS. Please let me know your thoughts on this. Thank you!

If you are in a state that uses title companies you defiantly don’t. I’ve only sold 2 properties ever, both with a title company and my buyer. It wasn’t an hour worth of work on my part. Title company does everything else.
