So when the appraiser branches out to find other 4 plexes, they go into neighborhoods a mile or so away that are significantly less desirable, poorly maintained and naturally bringing in less rents.

For me, it's so i don't have to work and have time to spend time with my daughter, and to be able to afford to let her do whatever she wants to do (e.g. learn sports/musical instruments/arts should she desire to do so).
