Got rid of the psychotic mutts and got rid of my competition. 

If your rental is getting significantly less interest than your competition, it is probably priced too high.

The bigger problem is that if this isn't market practice in your area, you'll be at a competitive disadvantage.

Also, I would buy now because if everyone (ibuyers, REITs, New and seasoned investors, etc.) is waiting for a few months to buy, then you will have much greater competition then.  

I live in California and we’ve been ordered to Shelter In Place state wide, so things have changed so much in my area as I’m sure they have around the world...Weeks before the Shelter In Place order, it was pretty much a sellers market and competition was steep!

Obviously, it will differentiate by how competitive the market is.

It's competitive so you have to get a little creative and not be afraid to put in a few offers, but it's still possible to find a good deal.

Secondly, I would caution you to change that mindset, the military actually pays very competitively, it just doesn't show on your W2 because a LARGE portion of your income isn't taxed.

If all of the comps in your neighborhood have a garage, you may at least need to put up a carport to be competitive.
