How do I get started?

Miguel Fuentes
Posted

I am currently active duty military and am trying to get out in the next 4 years, in order to do that I need to be well off financially. How would I start with little to no capital? Military doesn’t pay much. I’ve been doing my due diligence and reading all I can. But I assume I jsut don’t know what I don’t know because I can’t seem to find the answers I’m looking for online. Additionally, I understand the economic foundation can be changed with something like the beer bug. Are there certain areas that will be better than others for real estate investing? My goals initially are to have more cash flow.

@Miguel, firstly, welcome to the military REI community!

Secondly, I would caution you to change that mindset, the military actually pays very competitively, it just doesn't show on your W2 because a LARGE portion of your income isn't taxed. You would need to make significantly more in gross annual income as a civilian in order to equal the amount of take home pay you receive in the military.

Thirdly, This depends on a few things. Where are you currently stationed and where do you want your target market to be are good starting points. There is a lot to unpack here, but I think (if possible) utilizing the VA loan to house hack a duplex, triplex, or four-plex is a pretty solid way to start your real estate investment journey!
