I use yelp and google reviews after I try word of mouth. 

At first when I read your comment about being shrewd, I thought it was a bad thing...and then I googled. 

I would just google a "hard money calculator" and put your numbers in there and see if you get closer. 

If they have yet to have you do a pfs , google it and include in your “resume”.

So anyway he is stationed in MS  and was in contract to buy a home in Memphis and for the donation I give personal consultations for basically whatever they are interested in as long as its something I am confident that I know and understand.One thing I know and understand is mid west deep south rust belt cash flow rentals.. after having funded well over 2k of them for other clients and owning 350 of them personally.That all said he sends me the property and what he is paying and the glowing descriptions.. ( this was not a turn key provider)  So just a simple google search ( he had not seen it) so google street view..

I also look at Google reviews but they're easy to fake - the companies who fake the reviews/hire someone to write the reviews typically have them written by accounts with 1-3 total Google reviews total and so when I look at the Google reviews I take them with a grain of salt unless most reviews come from strong accounts (accounts with a good amount of reviews). 

@Tegan Lehman If time and money are important, do a google search and start calling the surveyors that pop up. 

If you Google those terms you'll find a wealth of information around how it works. 

I spend hours every day looking for that information in google and I couldn' find anything rock-solid (pun unintended :p) that I could use in my negotiation.Does anyone know where I could find that information ?
