I have a friend  looking to rent a place in Texas for $800-$300

Then the market became hotter in CA, so we decided to take more risks and bought here in a lower income in downtown Dallas.  

The square footage is listed on MLS, and I've also cross checked it with Dallas cad, so I assume it's permitted work, I'll have to confirm.

I have not been able to get approved for a conventional loan which I WANT, yet i have been approved for an FHA loan but the property i want doesn't allow FHA lending, maybe because the property is a townhouse but am looking for a conventional, can someone please help, I'm located in the Dallas Tx, area.
