I'm wondering if anyone is aware of service providers, and also, how this would work:We have our eyes on some auction properties (IE: county auction) - we have funds within a self directed IRA custodial account, and we also have funds outside of this available for these purchases.

We also have success with investors using a HELOC, 1031 from previous properties, standard LOC from a credit union, and self directed IRA/401ks.

So if you're thinking to sell I'd counsel that you pay the dep recap and get the cash out tax free.Whether it's sweat equity, equity via forced appreciation, principle paydown, IRA contribution, or a Christmas savings account, your equity is tipping your balance sheet to the asset side every month. 

If I were in the same position, I absolutely contribute the 6%, another $6,000 in a Roth IRA and the rest towards real estate.
