I paid off my truck 2 years early so that I didn't have that payment.

No employees, no workers comps, no one else tearing up my trucks and no one stealing or pawning my tools.   

Based on my research my target towns are Robinson (because of the Refinery), Casey (Bolin's, and a revitalized downtown area due to the "Big things Little Town"), Greenup (Evapco and the Trucking Company there), Effingham (has seen solid job growth for a decade), and Mattoon (if it's the right deal).

If we didn't have at least a small-medium one, a pickup truck or U-Haul for round trips to the nearest dump would have been useful.

Since you did have the opportunity to see the condition prior to closing and elected to close, it's going to be an uphill battle in some ways, but you could argue (1) that you had no alternative at the time because your mortgage was in place, your belongings were on a truck, etc., and (2) that you relied on your agent's representation that he would have it taken care of.

There is a newer truck in the driveway, a grill in the back and various other personal items.

The whole building would be about 5,000 SF, which could be divided into 4-6 units easily, but there wouldn’t be parking for big trucks.

If you are able to hold it your getting some good buildup for reserves and or to snowball this mother truck down the road.
