What I wish someone would have told me back then is that the 50% rule is a terrible approach to analyze an STR.

Look into a 1031 exchange so you don't pay taxes on the 30k profit, though.The kinds of properties we buy to live in tend to be terrible properties to buy as a rental.

In regards, to finding deals in this market I am having a terrible time I have been looking for a year with no luck.

I've heard others say if you think your going to sell in the next 5-10years do it now.I personally have a property that had a terrible conversion from SFR to duplex that doesn't need $100K in repairs but could use refreshing I would estimate in the $30K range. 

This is my first time trying to step into real estate and was a rude awakening of how terrible I am at analyzing a property.
