Comes with her daughter, apparently her daughter graduated with my son (I used to live in that house and my son did confirm her daughter went to the same High School, even though my son personally does not know her daughter but he has seen the daughter and her friends in school)She has a credit freeze on her profile so my background check company cant finish the credit and the background check until the identity theft flag is removed from the tenants profile with Experian.The prospective tenant says she tried to remove it but cant.

sold that house and made a whopper high tech took off and next thing you know good bay area locations were doubling tripling etc. the house I bough in 1983 in Palo alto for 185k.. is now worth north of 2 million.. and that's a 1500 sq ft rancher.. on a 6k sq ft lot.. :) even though I sold it for just under 525k in 92 and thought I was the smartest cookie in the box.. look what happened.. even though I was in the business ..

I live in Washington state where real estate is very expensive as compared to some other areas of the country.Therefore, I was very interested in following this topic as I too am looking for alternative ways to finance either a single family residence or multifamily property; for my 19 and 21 year old sons to co-purchase and live in, rather than rent and pay someone else's mortgage.Thank you Ronald for your topic/questions and Bill G for your advice/information.

But I'm having some confusion as to which formula is best to use:Everywhere, I keep seeing this basic formula: ARV x .70- repair cost= price offer to buyerTHEN subtract your fee from buyer price which = price offered to seller.BUT at a REIA meeting, I had a great mentor tell me to never work with %'s only work with numbers for my formula such as:ARV- Commission- utilities- taxes-HOA-repair-costs and a couple more I'm missing THEN subtract my fee for a true offer to buyer and seller.Please help, which do I use?

So it was never listed as an income property.With my spouse's death, my son moved in with me and we sold the primary residence and moved to the new place.My daughter's son now lives in the Modesto house and pays all the expenses.I want to eventually sell the Modesto house and buy something closer to my current home in Sacramento area and actually rent that to my nephew.BUT (there is always a but) i may need to take money out of the Modesto house to pay the capital gains on closing my IRA to buy the new home free and clear.

I saw a key pad deadbolt on sale at home depot for 90 dollars today.I am also getting her the press down handle for easy open instead of the turn knob which the twisting motions hurts the wrists.You're a good son Joel !
