I don't, but does your lease prohibit the tenants from being a nuisance to neighbors, and require them to comply with applicable laws and ordinances?  

They are prohibited by rule from providing tax, legal or investment advice - which is pretty much what the LLC formation is.You would want to work with an attorney or specialty advisor.  

For #2, just make sure you are not performing a prohibited transaction.
